Rubber roof repair or replace? Bob 11-14-02  
I have a 1994 Prowler with a rubber roof. I recently developed a leak at the top right corner. I noticed the caulking was cracked and the wood (about a 1sq. ft. area) was soft under the rubber roof. I took the trailer into the dealer for an estimate. The dealer says the roof will have to be replaced because it is “chalky”.
They don’t think they will be able to pull back the existing rubber roof, replace the wood and pull the roof back over it without damaging the roof. Does this sound like the dealer is being truthful or does he just want to sell a new roof for $3900.00? Is it possible that this roof could be repaired?

Hi Bob
I Have been a rubber roofer since 1978
I can't know what needs to be done without seeing it but I can give you some prices
Black EPDM Rubber is.30 cents to.40 cents a square foot depending on the thickness. White Rubber would cost about double that. Caulcking is 3.25 a tube (again white would be about double)
Adheasive is 21.00 agallon or 75.00 for 5 gallons.Dealers use water based glue because it requires less skill.Water base is about 120.00 a gallon.
This material can be damaged but not by chalcking although the dealer may have heard this term thrown around the R V industry it is not a word used by the Roofing industry.We usually get about 1500.00 to reroof a trailer (at least up to today!)But don't usually find it necessary to replace vents and other parts.Also they now have new self sealing EPDM tapes that work awsome.
6 inch 100 foot roll is 110.00
12inch 100foot roll is 220.00
some 50 foot rolls are avalable. These would be for repairing.

Bob - it depends. If the old roof was coated with asphalt roof coating prior to the installation of the rubber, the chemical reaction between the EPDM and the asphalt emulsion will have weakened the rubber, and a repair may be difficult. However, if it is just a surface oxidation of the EPDM, it shouldn't be un-do-able. EPDM is really tough stuff. My question is: $3900.OO?! Whoa! I put a rubber roof on my camper (did it myself in an evening) for about $180.00. It's messy, but not hard to do. Paul

I have a 95 fourwinds fifth wheel camper thats been sitting for a long time and i noticed it has a leak and has caused a lot of damage inside to the outside. thing is it doesn't have a rubber roof like my friend next door. it looks like a thin layer of rubber.how do i go about fixing this and what kind of products do i need to get.

That sounds like a big job. If I had a place to keep it out of the weather for awhile, I might try to tackle it. Here is the breakdown on the estimate. What scares me is what additional things they will say needs done once they get the roof off.

Bob - I don't have exact numbers available, but several years ago, when I was a building contractor, I could buy EPDM rubber (white or black) for 31.5 cents per square foot. I assume it is higher now, but $5 is way out of line. I used just over one tube of Alpha sealer. 2 gallons of adhesive is about right, but I paid about $60 for a 5 gallon bucket (and split it with a friend). The gaskets and vents look reasonable. The labor is high - you can do a LOT of work in 38 hours. I know I didn't spend that much time, and I had to rebuild the whole back end of my camper, walls AND roof. You may or may not have the time, tools and skills available, but I think the dealer is out of line. I hope this helps. Sorry if I'm discouraging you. I just hate to see someone pay too much. Paul

No doubt a pretty easy fix, I have repaired many, most you are able to pull up and replace wood, and place back down. Don't worry rubber roofs are splicable, we do it all of the time.

Well, it looks like I'm in the same boat as a lot of you. I have a 1993 class C with a rubber roof. It is badly chalked, has actually turned black in some areas, and is splitting along the outer edges. My local RV repair shop wants 3500.00 to replace the rubber roof, and add a arch to to roof for water runoff. I have found a few products that claim to coat the existing rubber roof, and seal it. This is something I could easily do in one day, and at a cost of $400 to $500. WHAT DO YOU THINK OF THESE TYPES OF PRODUCTS?

rubber roof can be patched just like a inertube for tires. building supply stores should have what you need or know where you can get them

HI: I just cleaned my roof and found a REALLY soft spot right in the front corner next to where the awning is attached (about 6in X 2ft). I think maybe leaves on the awning over spring caused water to seep in and destroy the wood part of the roof below the rubber. The rubber looks perfectly intact with no holes or cuts in it whatsoever. I'd like to pull it up, fix the wood and re-apply the existing rubber roof over the fix. Any suggestions as to where to get info on just how to remove and re-seat the rubber roof? Any good step-by-step instructional websites or books on the subject?

I have a new 5th wheel and the rubber roof is not glued down very well. It is bubbling on the plywood seams and around the vents. It is a one piece rubber roof. Should I have them pull it and re-glue it?
