The rubber roof on my 5th wheel trailer is covered with black spots. What is causing this condition and what is the best way to clean the roof.

I use liquid laudry soap with a dash of bleach mixed in a bucket of water, apply, let it stand for 10 minutes, and lightly brush away the dirt. No petroleum distilates! The rubber roof on my 5th wheel trailer is covered with black spots. What is causing this condition and what is the best way to clean the roof.
