I am thankful that others are talking about this on line. I have sent my letter refusing to pay. I plan to send that PLUS all information i can gather re: misbehavior to the DA in Riverside County, the BBB, the state attorney general's office.
Just so you are aware, there is a court proceeding involving a woman who bought property adjacent to the ranch that indicates that these people use threats and intimidation as a tool. The other thing noted in the court case filed in Riverside indicated that Rush Property Management was not registered in CA in 2007 and therefore not able to do business as a corporation. They were not paying taxes either.

I agree that there is no way an ethical person should try to sell this property. I certainly have no intention of giving them $1550.00.

I have a very old contract, signed in 1981. I am uncertain if the contract changed over the years. But, it clearly states that Sundance has the right to do just one thing if I fail to pay my "lifetime" membership. They can go to court and rescind my access.
So be it. No where in this contract does it say I must sell this membership.
And, again, the prime rate in 2005 should have dictated the raising of membership dues in 2006, according to the contract. The prime rate at the end of 2005 was 7.25%, not nearly 100%. As far as I am concerned, they breached the contract. I am no longer participating.

I am so ready to have this membership go away. my husband passed in 2001, I have not been there since....I was hoping maybe my son would want it...he wants nothing to do w/it! I am always behind on my payments and can not afford this $550 a yr membership and just flushing money down the toilet. We too bought into this so many years ago, when the lake was part of the package. Rush Property has sent me mail on how to get rid of this, of which I have yet to read. If anyone wants this membership for a small cost and transfer fees let me know. or I to am willing for class action against them contact me.

Hi All,

Got bad news for everyone. Just checked my credit report(Experian)and found out that Sundance International has reported me and all the other members who refused to pay their quarterly dues. I didn't get my credit score so I can't report what impact this has on my credit. I'll check and report back to everyone. This is very serious to all us good people who bought memberships for the use of Vail Lake in good faith and now getting our credit hurt by these morally bankrupt individuals. Please check your credit report (it's free - annualcreditreport.com). We really need to rally and stop this!

Thanks to everyone for sharing their experience. I've been a member since 1995 and was told when I bought the membership I clearly explained to Pat Clawson that if was only for fishing access to Vail Lake. He told me that we would always have access to the lake and if we didn't someday for any reason I could get out of my membership. Well obviously things have changed and now like you I'm being threatened with a credit ding. I stopped paying my quarterly dues a year ago and now I have a big bill for back dues.
I called Rush Property Management and they did offer me a buy out of my contract but it's more than I can afford at this time.

Has anyone actually been reported to the credit bureaus yet? Is it true that membership dues cannot impact our credit? I really hate to give money to a corrupt business with no value in return. Maybe if we can hold out Sundance or RPM will be bankrupt and all of our debts will be forgiven. Let's all work together to stop the pain!

My family goes to the ranch about every other weekend. we love the ranch and it is an amazing place to raise your children. They have recently done a lot of work to the ranch and bought some new trail horses. I feel that my dues are well spent. We love the ranch and so do our best friends who just bought into the ranch and LOVE IT. I feel like those who are complaining about the payment and dues want an easy fix out of their membership and just because they don't want to pay, they think it's easier to complain.

My parents just became members of this and im worried about them and their credit. I went with them and saw that it was all a lie and Pat is nothing but a low life crook. Please do not buy a membership here. Trust me you will REGRET it. If you know anyone who would want to join inform them of this crooks.

I purchased a membership in the Spring of 1995 when the lake access was first available. Quite a few fishing friends I know did as well. I too have been threatened with a mark on my credit unless I pay dues that have accrued since I stopped paying them. What I have just recently verified, however, is very troubling. There are members who joined that same year who stopped paying IMMEDIATELY upon losing lake rights and have NEVER heard anything or received any correspondence whatsoever from Rush/Sundance!! It appears that they have gone after those of us who continued to pay dues for a period of time after losing the lake, figuring we would be "easier" targets more likely to pay up.

I would sure like to know if anyone else out there knows of someone who stopped paying and has yet to receive any notice about it. As this is obviously an extremely unjust practice on Rushs'/Sundance's part, we sure would have a strong point of contention.....stronger with each person we can verify. No, we want to leave their names out of it of course.

We almost bought a membership today but my husband wanted to wait. We are not interested in Vail Lake access, but are some of you implying that Sundance will have to close because of lawsuits. Our family really enjoyed the weekend there. Please advise. We might be interested in taking over some ones maintenance fees.

I have one of the original memberships for sale when Sundance/Vail was first created back in 1994 or 1995. I had quitclaimed it to my now ex-wife; she and her present hubby moved east and now she wants to give it back to me (yeah the dues are up in Feb...LOL I'm pretty sure the dues are 500/yr. If you're interested email me back and we'll see where it goes. I paid 6,000 for it and NO I know I'm not going to get that...LOL looking forward to hearing from you.

We have been members since 1996 and feel like we have been tricked. We were told that we would always have access to a private lake for boating and now we don't. We have been paying annual dues and nothing has been upgraded. Except a new fence around the pool and the tennis courts. Where is our money going???? We haven't used the campground at least 7 years because of not being able to use the lake. We feel that we have been lied to and our money stolen from us.

I have a membership bought exclusively because of the lake access. We have been denied that for long enough that I am now quite angry.
Sundance has not been forthcoming with information.They say they have a letter signed by Johnson that allows access but he later denied it.
I am considering small claims naming both Sundance and Johnson for dues since loss of lake access.

Yes I got talked into this membership a couple yrs ago not realizing it was a timeshare. Patrick( god rest his sol) kept calling it a membership and never said one word about it was a timeshare and that maintenance fee's was also included. I felt I was miss lead and tricked. I told him I could not afford it because I am a single mother. I am very disappointed and I pay a little so they don't mess up my credit which I been working hard to fix. Had membership #435 which we sent a letter giving back on June 23, 2007. December 4, 2009 we received a letter demanding almost $2000 in back dues. We received no newsletters or bills since we sent the letter. Now they say they did not receive the letter and are threatening th ruin our credit rating. We have not used the resort in twenty years.

Just got off the phone with Rush Property.
To this day they can't give me a straight answer regarding the Lake usage.
I purcchased this membership in May of 2006 with Vail Lake access.
If anybody is intrested in taking it over let me know.

I would be more than happy to get more infomation on blogs pertaining to the issues and Sundance and maybe seek legal action against them for any breach of contract.

We need help and to set up a site for all members to get involved!

Member since 1st Quarter 97. Lost the lake right, and don't camp...plus moved. I just want out, i.e., give the membership (paid off years ago) back to get out from under maintenance fees. Told have to sell to some one they approve of for membership, and must pay a percentage of whatever I paid for membership to transfer ownership. Would simply quit paying if I didn't think it wouldn't screw up my credit.

I stopped paying dues that went from $280 to $500 dollars in a year. I paid the first year the fees went up, 2006. Later learned that the fee hike was well in excess of the prime rate.
Just received notice that the want 1550 or else my credit gets a hit.
This organization is taking advantage of people. If you look, Riverside County Small Claims court has multiple claims against sundance international. Calif State attorney general's office is also indicating that if you notifying a campground with lifetime membership fees that you will no longer participate, it should not affect credit score.
Anyone else want to seek legal counsel. This would not be the first such forum.

We gave back our membership June 23, 2007 and received no more news letters or bills. Rush said we could not do it in a letter dated December 8, 2009. We had to pay or they'd ruin our credit rating and we could only sell or give it away. We don't hate anyone that much.

I am a member of this campground and am very concerned that they are continuing to try to force people to pay campground membership dues, even though I am not using the membership and have no reason to pay a fee that nearly doubled in 2006! This was definitely in excess of guidelines saying that the membership could only be raised in relationship to the prime rate.
I became aware of multiple claims filed in small claims court (search in the riverside county records), loss of lake rights for those that bought in on it, lack of maintenance. As a result, I could not in good conscience sell the thing. I also note in these postings, that the campground is telling people that if they come for a tour, they cannot buy from anyone else!
I am collecting information to submit to the DA in Riverside count, the BBB, and the State attorney generals office.
I am sending a letter reporting that I will not pay any more dues. This is the same thing i told them in 2007 and 2008. My goal now is to make people aware.
If they want to put a mark against my credit report, I will just write the credit companies. I paid off the membership when it was still in my husband's name. I am opting out of membership by not paying dues. According to the state attorney general website this does not weigh against credit reports. Who knows.
Looks like they are thirsty for money.
You should research these guys. They lost a settlement about the lake access and were ordered to pay over $15,000,000 for contractual violations in the selling of lake access. No wonder they are thristy for money and threatening people.
Anyone interested pushing for litgation of Sundance, et al. please feel free to contact me.
I wrote the lawyer in this email string requesting information about the situation as well.
I am asking people to contact me about selling the membership just so I can tell them not to buy and why.
Ethically, i could never tell anyone to participate in this scam. I can tell them what i know.

We bought membership #435 more than 20 years ago. Like others mentioned, our fees kept going up and one of the improvements was access to Vail Lake. Then it was that we had to pay extra for it which we refused. Then the dues went skyhigh. Finally we just gave up. We were told by email that Pat Clawson assured that we could walk away from our membership without any negative consequences.
On June 23, 2007, we sent a letter to Sundance terminating our membership. We received no more newsletters or bills. Then December 4, 2009, we get a letter demanding almost $2000 in back dues. I sent two notes explaining we gave back the membership. Today, December 15, 2009, we received another letter demanding payment & threatening a bad credit report, stating that we cannot just give it back. We have to either sell it or give it away. I do not hate anyone enough to do either of these things. They also said that they did not receive any letter terminating our membership... so what is the reason we stopped receiving newsletters and bills?!

We are also having problems with Sundance. We attempted to work with them even though they breached our contract by increasing dues beond the Ca CPI.

Just now read your email. I am also looking to get out of the contract with Sundance Meadows and were told by them as well that I couldn't just 'walk away' as they would come after my credit. I was wondering since your email was written almost two years ago if you've had any success? I am having a lawyer look at the agreement to see if he can find a way out but so far hasn't found anything that would help us yet. Thank you.

We bought two membership #10 years ago. Like others mentioned, our fees kept going up. In 2006 the dues went sky-high. We could not afford it I called the office and was told to send a letter to the Sundance office terminating our membership. We also Called by phone. I received no more Bills, Newsletters, any info. Then December 2009, we get a letter demanding almost $2380.00 in back dues. I called RPM, explaining we
GAVE UP OUR Membership. I was told by Sundance RPM staff that I have a Life Time Membership the only way to get out of our membership contract is to Sale it, or Give it away. Or a One Time Buy Out. I give Sundance $xxxx.xx to get out of my membership contract. After talking to Sundance RPM staff we came to an agreement I pay $xxx.xx to bring my dues up to date and then keep my dues current. And I will be able to use my Membership again. Cash is tight in my house as it is in yours. Call them and work out a deal that fits your budget. Find you paper work to the membership and read it over.
For a New note has any NEW items been added to the park. Are the bath room'sand showers better. Has the road in been paved, has the bunk house been painted and new floors.

Sundance has done it again, weve asked them many times to produce a signed "contract buy out" They said we owed $1,000.00 for the buy our or they will send us to a credit agency (they did) We were aware of the transfer issues and amounts. After Loosing the lake rights, we've relized it wasnt worth the $500.00 per year to camp there, this was after the dues were much lower.

Not very impressed with there business skills. The Clausons should no better than this !!

Has anyone taken legal recourse. I purchased a membership not heard from these folks in a year or so then got the big bill for overdue fees. I just want to get rid of the membership or give it up. I am willing to take legal route but someone might have already paved the way. Also any truth in dues not being tied to your credit? Very interested to hear this.

Willing and ready to bring in legal represenation. I have read my contract. There is no indicatation that I need to sell my membership.
Mine is an early contract.
There used to be a website which went away, but when i first stopped paying the dues, someone indicated that the state attorney general's office indicated that failure to pay dues was different. I checked the website, which is vague, but did imply that this might be the case.
If you are in the San Diego area, I will consider sharing consultatio fees.

My boyfriend and I both have memberships with lake rights. It's been difficult to get any information about this, but I've just seen that Sundance Meadows lost their lawsuit and is required to pay back $15,000,000 to it's members. That was two years ago and I haven't heard anything else. We don't use the campground anymore since we can't use the lake and are tired of paying the exhorbitant amount of $500/yr each for almost nothing. Is everybody else suing individually or is there a class action lawsuit going on? Anybody know?

I am Sundance Meadows Member number 374, our membership has been paid in full for a long time now. In November of 2009 Rush Property Management contacted us about past due maintenance fees on our membership. In the years leading up to this issue Sundance was very good about sending us our bill and letting us know that the fees were due, for some time we recieved nothing in the mail from anyone on this membership, and as an oversight we did not pay our maintenance fees. We began paying the account off in November 2009 to the tune of 100.00 per month, and I have NOT been able to get Rush Propertey Management to send me ANY form of statement about where we stand today. When contacted on the phone the company will tell us we owe x amount but we can GET NOTHING on paper. I believe that I am well over what I owe, however I have no way of proviing it, since there is NO record of what I owe that I can produce, further there is NO record of what I have paid on the account aside from my own personal bank statements. I am willing to enter into any legal action against RPM and Sundance Meadows at this point. I believe that I am being robbed by this band of thieves who are in violation of my contract in all the ways that have been mentioned by others in this discussion thread. DO NOT ENTER INTO ANY CONTRACT WITH SUNDANCE or RUSH under any circumstances, they will steal you blind. Sad really, we did enjoy the ranch back in the day, a pitty that the management has turned on the membership like this.
