RUBBER TOP SEAL JEFF 4-7-07  
I RECENTLY BOUGHT A 1997 COACHMEN LEPRECHAUN. THE PREVIOUS OWNER DIDNT DISCLOSE LEAK IN THE ROOF. I CURRENTLY HAVE AT A LOCAL RV DEALER RE SEALING THE TOP AND REPAIRING LEAKING AREAS. MY QUESTION IS ONCE HE HAS IT REPAIRED IS THERE A PRODUCT THAT YOU COULD RECOMMEND LIKE A COOL SEAL I COULD APPLY TO THE ROOF TO HELP IT REMAIN LEAK PROOF AND ENHANCE THE LIFE SPAN OF THE RUBBERRIZED ROOF MATERIAL, AND IF SO SOME TIPS ON APPLYING IT CORRECTLY

DO NOT put cool seal on a rubber roof
-or- anything with petroleum in it on a rubber roof
use ONLY rubber type approved sealers and coatings=
for sealing around vents and etc; use "flo-seal" type of products.

I just had the same type of thing happen to me. I bought my RV from an 83yo lady, who claimed the RV was in like new condition and NEVER had any leaks in the roof etc.... Turns out the seal between the rubber roof and the front, top corner piece needed re-sealing. I went to my local RV place and bought some rubber roof cleaner that also came with a gallon jug of rubber roof conditioner as a kit for about $50. Cleaned up the roof with a 8" scrub brush, rinsed it off and applied the sealer. Then went around and caulked all the seams with high quality, clear, bath & window caulk bought at Lowes. I dried out the affected area in the RV with a fan for a couple of days and cleaned it up with some lysol to prevent any possible mold. And she's been dry as a bone every since. I will check this out every year, and clean off and apply sealing caulk as needed annually from now on, as part of my yearly RV maintenance...
